Job Position: Housing Manager
Location: Orlando, FL 32803
Pay Rate: $36.33/hr.
Hours: 8:00 AM - 5:00 PM Monday to Friday - 40-hour workweek.
4 Year College Degree Required
Previous Public Housing or Apartment Complex Experience is required.
Job Description:
The Property Manager is responsible for implementing the management plan for the assigned property.
The management plan includes the following: maintenance of the physical appearance of the property, maintenance of occupancy standards at the highest level achievable, administration, provision of the maximum level of service to residents, promotion of excellent residents' relations, accounting, reduction of excessive operating costs and minimization of bad debt.
Responsibilities:
Ensure the community is ready for touring by inspecting the leasing path and showing units at the beginning of each business day and if necessary, generating work orders.
Paying property expenses, including taxes, payroll, insurance premiums, and maintenance costs.
Process applications to include generating credit reports, verifying rental references, etc. Continue to follow up until the required verification forms and documents are received.
Perform collection duties such as phone calls and home visits.
Greets and assists all visitors.
Collect and accurately posts all rents and other revenue payments. Scan rents collected daily and complete bank deposits.
Assess late fees and distribute late letters.
File warrants to start eviction procedures and appear in court when necessary.
Schedule and conduct move-out inspections with residents and document inventory forms.
Complete Accounting month end and complete related reports.
Complete the re-certification process and renew leases.
Investigating and resolving property complaints and rental violations.
Requirements:
Requires a bachelor's degree in business management, Psychology, Public Administration or related field.
Must have or be able to obtain Public Housing Manager certification.
Reviews reports, implements actions to begin eviction process, provides witness testimonies during judicial proceedings, conducts daily walk through of property.
Must have a Florida's Driver's License.
Must be Vaccinated for Covid-19.
Drug-Free Workplace / EEOC.
Must have previous experience working at a Apartment Complex
